At Ginninderry, “compact” will no longer mean cramped.

Across the board, the housing types on offer will provide clever design solutions which look to optimise design innovation and efficiency, while at the same time maximising the benefits of solar access, creative storage and flexible ways of living.

Particularly in the Village Link precinct, the Ginninderry project team is exploring compact living solutions in line with the commitment to deliver up to 20% of the project as affordable housing.

Ginninderry’s Flexi Living Series might include micro/studio apartment complexes as well as 1 bedroom plus study or 2 bedroom houses on separately titled blocks.

While terraces and apartments have traditionally been the product of choice for builders and developers to deliver affordable housing, the Ginninderry project team are keen to offer other, more innovative, housing types to deliver both choice and interesting streetscapes at Ginninderry.

These clever compact spaces will optimise not only the space available but also make the most of natural light and solar orientation. The Flexi Living Series will offer ample storage and good room sizes alongside multi-purpose external spaces.

A range of ‘turn key’ products will be available at Ginninderry, meaning that the homes are fully equipped with quality fixtures and fittings, ready for people to move straight in.

Design Manager for Ginninderry Hoa Luu said that the benefit of having a range of clever house designs is that it encourages social diversity, with people from varied backgrounds, cultures, family composition and so on, being able to choose a home that suits their particular needs.

“You may get professional couples living next to empty nesters living next to families with children, with different multicultural backgrounds, and that sort of diversity is actually very beneficial for the community,” Hoa said.

The Flexi Living homes in the Village Link precinct will have a host of community amenities on their doorstep. The homes are located just across the main road from Strathnairn Arts and the community’s new multi-purpose centre, The Link. Proximity to the Green Link open space as well as enviable views of the Brindabellas will ensure that the character of the area is walkable, attractive and desirable.

Indeed, the Ginninderry master plan means that community amenities will never be far from residents’ front doors, as the development takes shape as a series of villages connecting pedestrians, cyclists, public transport and cars to local facilities.

While some homes in Ginninderry will be compact in size, they will deliver on lifestyle in a big way, with space, storage, light and community amenities all optimised, to provide a truly modern and innovative way of living.
