Ginninderry’s Masterplan evolves: What’s changed and why it matters
Since Ginninderry’s inception, the masterplan has been a living document that reflects the development intentions for the project – refined as we learn, adapt, and deepen our understanding of the landscape and community we’re building and the market in which we are developing.
Today, we’re sharing an updated masterplan that reflects furtherplanning, community input, future thinking and commitment to getting things right. While the big picture remains unchanged, the refreshed masterplan includes several important refinements that strengthen our vision and clarify our approach.
Moving the Market Centre
The Market Centre has been relocated from its original position adjacent to the Transgrid Substation to a new location alongside the Ginninderra Drive extension, creating better connectivity, improved accessibility for residents and visitors, a more vibrant activation of the streetscapeand as a result a more commercially viable centre
It’s a practical refinement that improves how the centre will function within the broader community.
Honouring cultural heritage
The identification of the Ginninderra Creek Corroboree Ground Cultural Gathering Place honours the cultural and spiritual significance of this site for the Ngunnawal people.
Working with the Aboriginal community since 2016, Ginninderry was able to identify, apply for and ultimately enter the Ginninderry Creek Corroboree Ground to the ACT Heritage Register in May 2021. Identifying this location on our masterplan reflects our commitment to respecting and integrating Aboriginal cultural values into every stage of Ginninderry’s development.
The masterplan also identifies the Belconnen Farmhouse precinct, recognising the historical significance of this heritage site and ensuring it’s protected and celebrated as Ginninderry develops around it.
Better local services
We’ve identified a dedicated local centre site within the masterplan, ensuring that residents will have convenient access to everyday services and community facilities. This addition reflects our commitment to creating genuinely walkable neighbourhoods where essential services are within reach.
Precision planning
The refreshed masterplan now reflects the detailed road layouts of our constructed areas – Strathnairn and Macnamara – and the Development Application layout for Macnamara North. This level of detail ensures that the masterplan accurately represents what’s actually being built, creating clarity for residents, investors, and stakeholders about the precise form and character of our neighbourhoods.

Smart land use
Land beneath the transmission lines has been consistently identified as possible future urban area (FUA). The updated masterplan continues this approach, recognising the potential for carefully planned development while ensuring all relevant safety and compliance requirements are met.
Ginninderry Regeneration Precinct
The Ginninderry Regeneration Precinct (GRP) has been identified on the new plan. The GRP is a science-backed transformation of 108 hectares in the heart of Ginninderry, safely turning a former Resource Management Centre into a vibrant hub of sport, learning, living and community. Ultimately, it has the potential to deliver significant and tangible benefits to Canberra’s social and economic fabric.
The Suburban Land Agency and the Ginninderry Joint Venture are working together to bring this vision to life.
Showing our connection
The refreshed masterplan now displays the track network throughout the Ginninderry Conservation Corridor, making visible the extensive walking and cycling opportunities that connect residents to nature, each other, and the broader community. This addition emphasises what we value – access to the natural environment and active transport connections.
Clarity on ownership
Finally, the masterplan reflects that the Ginninderry Joint Venture does not own all of the land parcels that make up Parkwood NSW. This transparency ensures everyone understands the ownership structure and the partnerships required to deliver this cross-border development.
What these changes mean for the Ginninderry community, now and into the future
The masterplan remains a guide for how Ginninderry will develop over the next 30-40 years. These updates ensure it’s a guide based on the best of our knowledge, reflecting what we’re building, honouring what matters, and clarifying our commitment to getting this right.
